We research the property, and call or email you to find out the details.
Tell us about your expectations, timeframe constraints, title issues, whether the property is occupied or vacant, condition, what kind of work it needs, and any other concerns you have.
If we’re both comfortable at this point, we'll set up a time to look at the property—this can be done with or without you present. The walkthrough only takes 5 to 10 minutes. We just want to confirm the current condition of the property and what repairs are needed.
We come up with a price for the property, and if we both agree, our office draws up a Standard Purchase and Sale Agreement. Once it’s signed, we take it to a title company.
The title company does a title examination, prepares the necessary documents, and schedules a closing.
At closing, you sign the Deed and/or other documents transferring ownership of the property and receive certified funds for the sales price.
